Los Angeles-based Acme Furniture Industry Inc. has held onto its only location in Texas, signing a 103,662-sf renewal for its longtime home in the fully leased Riverpark Business Center near Dallas/Fort Worth International Airport.
Acme has re-upped for the long term at 15124 Grand River Rd., Fort Worth, one of two buildings in the 500,635-sf project. Michael W. Spain, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, represented the landlord, SCG River Park Business Center LP. Reid Bassinger of Lee & Associates DFW handled negotiations for the tenant.
Acme's lease represents the largest one to come due this year and next. The furniture distributor has the distinction of being an original tenant in the project, which was developed in 2008 by Granite Properties. Renewal talks went full circle within three months, a sign of the times with DFW's industrial vacancy rate at a near-record low.
Riverpark Business Center historically has maintained high occupancy through the years. The project's two buildings boast 32-foot clear heights to help them stand out from their competitors in the 1,200-acre CentrePort Business Park. The smaller structure, totaling 145,397 sf, features a higher office finish with front park-rear load capacity while the larger one is pure class A distribution/warehouse space.
"Location is the biggest driver behind Riverpark's continued high occupancy," Spain says. "It's in the newer part of CentrePort and close to the freeways." DFW Airport is less than six miles away.
In addition to Fort Worth, Acme has branches in San Francisco, New York, New Jersey, Atlanta, and Miami plus a distributor in Arizona. The company also has showrooms in Tupelo, Miss., High Point, N.C., and Las Vegas.

Clovertree LLC has leased 8,137 sf of flex office space in Marsh Business Park East, 3750 Arapaho Rd., Addison, from NWP TX TT LLC. Brock Wilson, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Joe Santaularia, first vice president, represented the landlord in the direct deal.
ADH Guardian USA LLC has leased 4,657 sf of flex space at 1761 International Parkway, Richardson, from RMB Renaissance Tech Ltd. Jason Finch, senior associate of Bradford Commercial Real Estate Services, represented the tenant. Jessica Reinhardt of Momentum Commercial Realty represented the landlord.
