Lee & Associates – LA North/Ventura, a commercial real estate brokerage firm, has closed a $6.5 million industrial transaction in Chatsworth, California.
Scott Caswell, SIOR, Managing Director - Calabasas, and Erica Balin, both principals of Lee & Associates - LA North/Ventura, represented the buyer, Lab 3 Cosmetics, and the seller, West Valley Industrial Park, LLC, in the sale.
Located at 9655 Irondale Avenue, the 27,714-square-foot warehouse will support the cosmetic manufacturer’s expansion. Lab 3 Cosmetics is rapidly growing due to the rise in e-commerce.
“Now more than ever the beauty industry has turned into an ‘at-home’ market and more industrial space is needed to support Lab 3’s expansion needs,” said Caswell.
The San Fernando Valley area has been a prime expansion target for many manufacturers in the beauty industry. The Caswell/Balin team has represented numerous firms and in fact has handled over 250,000 SF in transactions in the last quarter.
